From the kitchen, French doors open directly onto the outdoor terrace, where you can relax in the fresh air and make the most of long summer evenings. Adjacent to the kitchen, you’ll find the dining room. There is also a utility room with a washing machine and dryer.
The first floor offers three spacious bedrooms, each fitted with air conditioning for maximum comfort. The master bedroom features its own ensuite bathroom for extra privacy and convenience. In addition, there is a second, centrally located bathroom. Both bathrooms are modern and equipped with a washbasin, bidet, toilet, and a built-in rain shower.

The name Meliva was not chosen at random. It was born from two cherished elements of my life: Melanie, my beautiful and extraordinary wife, and Oliva, inspired by the olive trees that embrace our garden. Together, they form the soul of this villa, a place filled with warmth, elegance, and character.
Villa Meliva is nestled at the foot of the ancient Castello Montecchio Vesponi, a hidden gem between the historic town of Castiglion Fiorentino and the world-famous Cortona – known from the book and film Under the Tuscan Sun. From the villa, you overlook the charming town of Castiglion Fiorentino, as if time has gently paused.
The sun slowly glides over the hills, its light dancing through the olive trees, as you enjoy an espresso or a fine glass of local wine.
